Where can I find a free template for Real Estate Offer?
I am going to make an offer on a piece of real estate but I need something that sounds professional. Anyone know of a website that might have a template I can use for property in AR?

- talk with a lawyer. There are to many items to not include in a contract. Plus you want to make sure that the contract is specific for your state. Or you could pay a realtor a few hundred bucks to write the contract for you.
- I was a loan officer for 8 years, last two years working for an Attorney doing loan mods. I have written 1000's of loans with many purchases. When you find a property, my experience you want to do three offers and meet them halfway on the final price. Hopefully you are dealing with a Realtor, they have to take all offers you make to the seller. This can be done on the telephone. When you make your first offer, say that. When you say "first", that's telling the seller you going to make a second offer if they lower the price. Your first offer is about 60% less then the selling price. Yes you are going to insult the seller, but no one is holding your hand. If you want a low selling price - you got to play this game. It's call the the art of negotiating. Then when the seller comes down on the price, wait a few days and say you would like to look at the property again. Then come back with your 2nd offer 30% lower then what the revised price is. This is when you want to get the an appraisal to see what the value of the home/neighborhood is. It will cost you around $350, but it's worth it. (I use the website cyperhome.com to get a snapshot worth, because it is pretty accurate on the value.) By getting an appraisal - this will tell the seller your really interested. When you order the appraisal - find one that will communicate with you. You want to tell him the price range your looking to come in with. After the the appraisal is complete, then you can make your 3rd offer. Telling the Realtor whatever value you want, because they will know you had just had the appraisal done. You don't have to by right on the money with them. In todays market - right now houses are a dime a dozen. If the sellers don't want to work with you in lowering the price - walk away and find another property. The seller knows this, the Realtor knows this, and if you dont, they can get the most $$$$$$ out of you. I know I went a little over board here, but the above method works. Before you go shopping for a home, you should find a loan officer your happy with and get approved for a loan. Ask him for advise.
